With affordable property prices and amenities for every lifestyle, Zwartkop residents come from many different backgrounds

If an active lifestyle, characterised by easy access to entertainment spots and facilities enabling comfortable living is what you are after, Zwartkop is where you should be. The suburb encompasses the bustling Centurion CBD, Centurion Lake and the area to its south-west. It has an extremely diversified demography owing to its ability to cater to the demands of people of different social and income backgrounds.

“Prices are affordable and routes accessible. This makes it easy to live there,” says Evelyn Marais of Seeff Centurion, who recommends Zwartkop for its unparalleled convenience. The freehold stands range in price from around R700 000 to R3.7 million while townhouses and sectional titles range from around R500 000 to R1.1m.
Zwartkop is bordered by both the N1 and the N14 highways, allowing quick access by car. The suburb is also serviced by Gautrain bus feeder routes (C2 as well as C3 run through the suburb).”

Centurion Mall has grown in popularity with each renovation phase over the past few years, and markets its offerings with the suitably tailored tagline: where fashion, dining, entertainment and fun come naturally. Marais says other well-regarded shopping malls include Southdowns Shopping Centre with restaurants for every taste and age; Irene Village Mall for shopping, movies and restaurants; and Centurion Gate, Eco Park Mall and Centurion Crescent Centre.

“Zwartkop is also central to a number of schools including Hoërskool Zwartkop, Southdowns College, Louis Leipoldt Primary and Hoërskool Centurion. You also find a few nursery schools and creches in Zwartkop,” says Marais. Netcare Unitas Hospital and Highveld Medical Centre among the top health facilities on the doorstep of the area. The SuperSport Park venue is within walking distance.

Ownership periods are understandably longer on average as Zwartkop is extremely convenient. “Property ownership is stable, with 75% of owners having lived in their homes for more than five years,” says Marais. She says some sections have been boomed to enhance security, with the suburb consisting mainly of freehold properties, with the exception of Zwartkop Extension 7, which has multiple apartments and townhouse complexes.

Marais cites Zwartkop’s history as intrinsic to its character. The area previously belonged to the Erasmus family, who bought it in 1841. “Today the original land is within the Greater Centurion area. Three different farms were established.” She says Zwartkop is within the boundaries of the original Zwartkop farm.

Freehold property prices in Zwartkop correspond or are similar to those in Zwartkop Extension 7 and Centurion CBD, but properties that set the bar in the surrounds are in Centurion Golf Estate, where a unit averages R3.55m, according to data from Lightstone.

everything within easy reach. I can walk to Centurion Mall, to the Gautrain station on West
Avenue and to Jean Crossing. John Vorster Drive is also close and gives easy access to the
