High ceilings so units will not feel cramped

A place to call home has been desired by countless generations, but escalating property prices and unwillingness to live far from work is challenging architects and developers to find a balance between affordability and convenience.

Urban Modules director Stuart Whittaker says the global solution is compact living that compromises space for affordability. The Edge Lifestyle Estate, recently launched in Westbrook Beach, epitomises this concept with apartments narrower than traditional construction, but given height as the counterbalance.

The multibillion-rand development introduces between 160 and 200 units ranging from 35.2m² studios for R799000 to three-bedroom executive suites over 141.3m² for R4.5million. There are also one-bedroom (R1.15m for 56.4m²); two-bedroom (R1.495m for 64m²) and three-bedroom (R2.15m for 79.8m²) apartments available, and every unit has a loft space as either another sleeping space or storage space.

The studio apartments are equipped with an innovative drop-down bed to maximise space dependent on the time of day.

“Compact living is the global trend – it’s about designing, decorating and living smart with the lifestyle beyond the front door being what matters,” Whittaker says.

The Edge will give due consideration to the environment and offer homes within sight of a blue flag beach, top schools and King Shaka International Airport. The design incorporates the natural stream flowing through the property and offers boardwalks, running and walking trails, fishing facilities, bird watching and benches on which to rest while the world travels by.

There will also be entertainment areas including a children’s playground, swimming pool, braai and picnic facilities as well as public amenities like a laundromat, petrol station and car wash.

Whittaker says the development also includes an on-site flexi-office component with a communal reception area and compact work pods for hire so residents can embrace a work-from-home lifestyle even if they own a small studio apartment.

He adds the apartments are priced to attract investors to either let or to list on the global accommodation network Airbnb as the complex will have on-site management to facilitate letting options.
