Greyton family home includes income-generating cottage

A Greyton family home that includes a self-catering, income-generating garden cottage will be auctioned in Rondebosch on Wednesday.

The one-bedroomed cottage, which has its own entrance and includes an en-suite bathroom, is a popular choice of accommodation among visitors to the town, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The family home has views of mountains and the garden surrounding the house, she says.

“All the rooms are sunny with a wonderful open-plan flow.”

The main house has four bedrooms and three bathrooms, including an en-suite adjoining the master bedroom.

The lounge has a fireplace, and the open-plan dining room and kitchen have terracotta floor tiles.

The kitchen has a solid oak island with cupboards and a Smeg gas hob, as well as an eye-level electric double oven and a hot plate set into the counter top. There is a scullery and space for a breakfast nook.

There is a loft with its own security alarm and LED lighting.

The lawn leads to a secluded deck and there is a solar-heated plunge pool with built-in seating.

Additional features include an outbuilding that could be used as staff quarters and an irrigation system for the garden.

The property is equipped with an alarm system, burglar bars on all windows, a perimeter wall and an electric gate with controlled access.

There is parking for up to four vehicles.

Jovanovski describes Greyton as “a picturesque town with thatched homes, beautiful gardens, a vibrant market and a hospitable community of interesting folk.”

The auction will be by silent tender, with written offers to be submitted in sealed envelopes.

Tenders will close at noon on Wednesday. The reserve price is R2.995million, but all offers will be considered.

The seller is registered for VAT, and no transfer duty will therefore be payable.

No registration fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, and also 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
