Strand sale with no reserve

Deceased estate includes house, an Echo trailer and Jurgens caravan

Ikaya Properties will auction a sturdy home in a well-established part of Strand on Tuesday along with an Echo 4×4 trailer and Jurgens Safari 1165 caravan, which all form part of the deceased estate of Inus Wahl.

The family home, which requires a fair amount of attention, will be sold without a reserve price.

This offers bidders a chance to acquire a well-built house at a potentially lower price than the current market values in an area where the demand for homes and rental properties is huge, says Dan van Zyl, owner and auctioneer at Ikaya Properties.

The house includes three bedrooms, two bathrooms, separate toilet, a kitchen, a laundry and a lounge/dining room.

In addition, there is a separate braai room with a bar counter and a toilet. Van Zyl points out, however, that there are no approved plans for the latter.

The property also offers a double garage and double carport, perimeter fencing and access via an automated gate.

“The erf size is 625m², and the house and outside buildings cover about 175m².”

Van Zyl believes the property will attract attention from investors, speculators, potential home buyers and DIY enthusiasts who are looking for a “fixer-upper” which could later be sold for a profit.

He says early occupation of the property can be arranged, and all outstanding rates and taxes will be paid by the estate.

The auction will take place at 11am on November 7 on site at 24 Faraday Street, Strand. The sale of the property will be subject to the executor’s approval.

Viewing will start at 10am on the day of the auction. Each potential bidder is required to provide a copy of his identity document and proof of residence for registration.

There are no related registration fees. However, the conditions of sale by auction require a 10% deposit, as well as the auctioneer’s commission, to be paid by electronic transfer or bank guaranteed cheque on the day of the auction.

Payment for the movable assets – the Echo 4 x 4 trailer and the Jurgens Safari 1165 caravan – must be made in cash or by EFT on the day of auction, says Van Zyl.
