Sandton: Sandown is going up

Upmarket residential developments, excellent public and private schools, clinics, luxury shopping malls and access to Gautrain transport have made this a highly sought-after area

Developments in Sandton CBD, a section of Sandown, are stimulating demand for upmarket residential accommodation, not only in Sandown, but in other popular suburbs such as Morningside and Parkmore.

Peter Corbett, principal of Corbett Investment Properties, says the area has enjoyed vigorous growth with the completion of leading corporate headquarters, including the Sasol and Discovery buildings. These add to major institutions such as financial, legal and accounting headquarters which thrive in the vibrant commercial sector of Sandton CBD.

Corbett says his agency has penthouses available for rental in the region at more than R100 000 per month, or luxury units for sale at R20 million.

He mentions “highly desirable” apartments, hotels and mixed-use developments in Sandton, which include Metropolis on Park, Michelangelo Towers, Raphael Penthouse Suites and the Da Vinci, designed to suit the lifestyle of the well-heeled.

Sandton’s popularity as home of the Sandton City shopping mall and Nelson Mandela Square, which are at the heart of what is known as the “richest square mile of real estate in southern Africa”, make Sandown and surrounds notable and fashionable addresses, says Corbett.

“Outside the CBD, the rentals and sale prices in Sandown are more affordable. Buyers are taking advantage of what Sandown and the Sandton CBD district have to offer,” says Corbett.

He cites the range of reputable public and private schools as well as clinics in Sandown and neighbouring suburbs as factors that enhance its image as a highly sought-after area.

The Gautrain station in Sandton on the corner of West Street and Rivonia Road has provided quick and safe transport to numerous business and residential hubs, including Pretoria, Joburg and Midrand, and a direct link to OR Tambo International Airport, says Corbett.

“Improved infrastructure provides safe access from adjacent medium and high-density areas supported by new bus lanes and access bridges over the M1 and Katherine Street,” says Corbett, who adds that the tree-lined and elegant boulevards of Sandton provide the ambience of a world-class city.

“Sandton’s dramatic skyline demonstrates fine examples of South Africa’s talent to construct world-class, architecturally exhilarating buildings. In addition to being home of the Johannesburg Stock Exchange and a pulsating financial district, the suburb is famous for its selection of luxury five-star hotel and apartment blocks,” Corbett says.

He cites other projects contributing to making Sandton an unparalleled location: “The new high-rise multi-storey Leonardo luxury hotel/apartments under construction, and nearby, the huge Central Square complex in Morningside with restaurants, apartments, shops and gym, is virtually complete. Many new owners and tenants have already taken occupation.”

As many as 38% of Sandown’s residents have owned their properties for 11 or more years. For the past year, the youth demographic (18–35) has comprised as much as 36% of buyers in the area, according to Lightstone data.

I chose to live in Sandton as it’s close to my restaurant business. I sometimes work late hours, closing at 1am, and must be on time for a 7am opening, so I don’t worry much about travel distance or traffic. Sandton is also known as one of Africa’s most excellent cities, if not the best. I do not have to look any farther for shopping needs.
