Bid for business premises with potential for R70000 a month rental income

A property touted as “the perfect business premises in the heart of Parow”, and which has the potential to generate a rental income of R70 000 a month, will go on auction on June 27.

This is according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, which will handle the sale.

Spanning 1231m², the property – comprising sections of Alcor Place in Fairfield Estate – is on busy and business-driven Voortrekker Road, giving it excellent exposure and easy access to all forms of public transport and plenty of amenities, she says.

“The sections of the property that are to be sold are on the ground floor and are currently being used as training facilities. The premises comprise a reception area, four large lecture rooms which could serve as offices, a room for practical work, a library, a kitchen, toilets, three offices, a tearoom for staff and a coffee station/ microwave area for students.

“The basement level has three storerooms, a lock-up garage and 10 exclusive-use parking bays, which will all be included in the sale.”

Electricity and water for the property are prepaid, and the building will be vacant on transfer, she says.

Jovanovski says the thriving business district in Parow allows convenient access to some of Cape Town’s major routes, such as the N7 and N1 freeways, making it an ideal location for those who need to get to the city centre or its outskirts via Paarl.

“It is also close to Canal Walk, Tyger Valley shopping centre and GrandWest Casino.”

The property will be auctioned in Rondebosch at noon on June 27. The reserve price is R3.2million, but all offers will be considered.

The seller is registered for VAT, so no transfer duty will be payable.

No registration fee is required to bid.

However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.

All offers should be submitted on Rawson Auctions’ Offer to Purchase form. A copy can be obtained by contacting the Rawson Auctions Western Cape office on or 0218371700.

Bids can be delivered to the Rawson Property Group’s head office at 222 Main Road, Rondebosch, which is also the auction venue.
