Situated close to many important government institutions is a suburb ideal for professionals working there and demand is high in the sectional title sector for both renting and buying
A number of important government institutions clustered in the locality of Weavind Park make the neighbourhood a convenient first choice for scores of professionals and staff whose workplaces are in the locality.
Janine Botha of Seeff Pretoria East notes the National Prosecuting Authority and the SAPS Logistics division are based in Weavind Park. Around the corner from the suburb is the all-important Council for Scientific and Industrial Research, which attracts academics and scientists from far and wide. For some of these personnel, Weavind Park would be a natural choice for one’s residential address.
Botha also draws attention to the large business community in adjacent Silverton, home to numerous automotive dealerships and schools, including the top-performing Cornerstone College.
These all contribute to generating demand for accommodation in Weavind Park.
“The central location and affordability are the two main attractions. Weavind Park offers a variety of affordable properties, from full-itle properties to flats and townhouses,” says Botha, who adds that demand for sectional title properties is high in the area, for both purchasing and rentals.
This makes investing in the suburb for rental purposes tenable, given the existing high- demand levels for conveniently situated, affordable accommodation.
“Townhouses range from about R700000 to R1.1million, with flats falling within a range of between R450000 to R650000. Full-title properties vary and are priced on average between R1.4m and R1.8m. A few full-title gems can also be found marked from R2m and upwards,” says Botha.
She says the properties one finds here are fairly old, with only a number already renovated.
“This would certainly be an affordability advantage for buyers. Many of my clients have bought here and renovated properties beautifully,” she says.
Another of Weavind Park’s most-prized attributes is the proximity to freeways, main routes and feeder routes.
The N1 and N4 are easily accessible from the suburb, which is also within a short drive of the Hatfield Gautrain station. It is, therefore, fairly easy for residents to commute to distant work locations such as Joburg, Midrand and Sandton.
The University of Pretoria is also within a short distance of the suburb, and is a reason some parents with children settle there.
Weavind Park’s mostly quiet and tree-lined streets draw many prospective buyers in search of peace and tranquillity in an affordable location offering easy access to plenty of amusements sites and entertainment hotspots.
These include the Pioneer Museum in Silverton, which appeals to those with a love of history and can be an enlightening experience for people curious about the ways of the Voortrekkers in the Transvaal.
Another historical place in the vicinity is Sammy Marks Museum, the former home of the 19th century philanthropist, socialite and businessman, and a seminal figure in the politics and society of theZuid-Afrikaansche Republiek.
Silverton is slightly more affordable.
