Theresa Park is one of the more popular suburbs of Pretoria North by virtue of its location and relative affordability.
Seeff principal for Pretoria North (Jakaranda) Peter Mokwana says Theresa Park is ideally positioned for easy access to essential amenities in virtually every direction.
“One thing is certain, its location captures the attention of many prospective buyers.
“The suburb is close to numerous amenities such as Wonderpark and Wonderboom Junction malls. There’s easy access from all directions including to the famous R80 connecting the north and east of Pretoria,” notes Mokwana, who adds that nature lovers also like the suburb for its proximity to fauna and flora as it sits in the shadow of the Magaliesberg.
The neighbourhood is also a gateway to a number of top recreational and amusement spots which are to be found within a 30km radius, including Wonderboom Nature Reserve, Hartbeespoort Dam and the Margaret Roberts Herbal Centre.
Closer to home is the Akasia Country Club in Waterbok Street, with Hillside Golf Club in adjacent Florauna equally popular with golfing aficionados.
In addition to this is the wide choice of schooling options for parents with children. They can choose from schools such as Laerskool Danie Malan (established in 1904), Laerskool Rachel de Beer, Laerskool Voortrekker Eeufees, Hoërskool Gerrit Maritz, Hoërskool Pretoria-Noord and Assumption Convent School, to name only a few.
The good price threshold makes Theresa Park a favourite of young couples and young families looking to upgrade to more spacious surroundings. They are more likely to look here first given that Nina Park, Florauna and Amandasig are generally pricier, notes Mokwana. He says the average middle-aged buyer in search of a quieter and more urbane lifestyle will also fit in well in Theresa Park.
“Prices here are quite competitive as prospective buyers can expect to pay around R1.1million for a standard three-bedroom, two-bathroom property with a double garage and a reasonably-sized erf. Prices can go as high as R4m, however,” says Mokwana, adding that properties closer to the mountains fetch more than those in other parts of the neighbourhood.
He contends that Theresa Park experiences limited sales movement as can be expected of a neighbourhood which offers so much in terms of convenience, value and lifestyle – as most residents are content, they prefer to stay put rather than up sticks.
The vast majority of residents therefore elect to renovate their properties rather than move to relatively newer and more modern areas. This is because Theresa Park has properties between 35 and 40 years old, according to Mokwana, who observes that most residential properties in the neighbourhood have already been made over.
He notes that no visible further development has taken place lately as the area is largely built up, a factor which is perceived as aiding in the preservation of property values, with no new housing stock coming on line.
Eldorette is marginally more affordable.
