PRETORIA: Our insider’s guide to Rietvallei Park

Close to a network of arterial routes and essential amenities for convenient family living

Rietvallei Park has the distinct characteristic of being close to lots of landmarks in a well-situated location for easier access to several centres in and around southern Gauteng.

“Its location offers easy access to main arterial routes such as the R21, N1 and Solomon Mahlangu Drive. It’s just down the road from R21 Office Corporate Park and a stone’s throw away from Irene Mall,” says Seeff Pretoria East specialist area agent Karien de Jongh, who partners colleague Unita Conradie in Rietvallei Park.

The neighbourhood is in close proximity to a network of arterial and connecting routes, including the M57 that links it to Joburg, Kempton Park and Midrand in the one direction, and to Centurion and Pretoria Central in the other direction.

De Jongh also lists lots of nearby essential amenities for convenient family living for residents. These include schools such as Hoerskool Waterkloof, Laerskool Elarduspark and Cornwall Hill College as well as a number of shopping centres and service outlets.

“For the nature enthusiast, it is also close to Rietvlei Nature Reserve,” she says.

Freehold homes here mainly have large stands and established gardens, with most of the original stands measuring in excess of 1200m², says Conradie, who notes that the infrastructure is durable.

“The older, free-standing properties are about 17 to 20 years old while the smaller sectional title properties are newer and more suitable for first-time buyers,” she says.

She says the average house comprises three to four bedrooms, a double garage and something extra such as a swimming pool or lapa, or both. Most residents contend that this makes for contented living, and coupled with convenience, is the reason they put down roots. Statistics from Lightstone show around 42% of current homeowners have held on to their properties for 11 or more years.

The larger stand sizes also give much scope for renovation although most current buyers are going for the newer security complex developments, says De Jongh.

“Latest developments such as The Northern Views security complex, which is a lovely addition, are well sought-after, especially by first-time buyers,” she says.

Prospective investors may also be enticed by the fact that little room exists for the addition of further market stock – considered a good thing for the values of properties, says De Jongh.

“Rietvallei Park is hemmed in between the R21 and Goedehoop Road and borders on the R21 Office Corporate Park.”

Conradie also points out that Rietvallei Park bears resemblance to nearby suburbs of Elardus Park, Wingate Park and Pierre van Ryneveld which enables residents who move house between these areas to retain the familiar habits and lifestyles without sacrificing too much.

She says only two access roads give entrance into the suburb, making it serene despite the proximity to major routes.

“It’s a smaller suburb consisting of only a few streets and therefore peaceful.”
