PRETORIA: Our insider’s guide to Moreleta Park

Moreleta Park is affordable to first-time buyers with different sections offering varying styles, ideal for both residential and business purposes, where some areas have a more tranquil environment than others.

Moreleta Park is
famously versatile and
accommodates a variety of lifestyles. This means it should not be overlooked if you are seriously looking for a suitable area in which to buy.

This is the considered view of specialist area agent Anje Havenga of Seeff Pretoria East. “It may be divided into the ‘old’ and the ‘new’ sections on either side of De Villabois Mareuil Drive, but both sides have their own styles to cater to the differing needs of residents,” says Havenga.

“Moreleta Park offers plenty of properties for both residential and business purposes. For first-time buyers or re-locaters, there is a variety to choose from.” 

The suburb is thus affordable to the first-time buyer and at the same time charming enough for those who are planning to upscale or to settle down. “Some areas offer a more tranquil environment than others, but you can pretty much find what you need within a 5km radius,” she says, listing amenities including delis, gyms, beauty salons, outdoor restaurants, medical centres, sporting amenities and large shopping malls, all within easy access, thanks to an excellent route network.

Moreleta Park is also close to top golf courses, nature and hiking spots. The Moreleta Kloof Nature Reserve has a cornucopia of plant and animal species and attracts birding enthusiasts in droves. The neighbourhood is also close to well-known corporate franchises which makes it an attractive location for young professionals in the area.

To get a toehold into the property market here, a buyer should make an offer that is fair, Havenga advises. “Most buyers are looking for a good deal and those deals do exist because once the price is right a property sells overnight.”

She says there are currently plenty of great properties for sale in Moreleta Park. The same would apply to sellers, with Havenga reminding homeowners planning to put their properties on the market to stay within the current market value of their area.

Owners of upmarket homes will be disappointed if they try to compete with prices in surrounding areas such as Faerie Glen, Erasmuskloof or the “Old East”, for example.

“Your would-be buyer will be compelled to reconsider and purchase in those areas instead because the asking price would be more in line with those areas’ market value.” Property values in Moreleta Park generally escalated during the past 10 years with freehold property values dropping by a mere estimate of 2%, according to Havenga.

“The number of sectional titles and townhouse sales registered in the previous year is at a 94% success rate in comparison with the number that is currently on the market.”

She adds: “The rental market includes plenty of townhouses, apartments and full-title properties that cater to a large variety of tenants who are happy to rent in the area.” Erasmuskloof is a bit pricier while Constantia Park is more affordable.

I’m close to my workplace which is a mere 15 minutes away and we’re also near Castle Walk Shopping Centre. I usually do my grocery shopping at The Village Shopping Centre which is convenient.
