PRETORIA: Our insider’s guide Clarina

There's a good safety record in the suburb which is one of the most affordable in Pretoria North, well-situated in the hub of the motor industry, with many homes coming on to the market

Clarina is in an isolated part of Pretoria North yet is well situated close to the Mabopane highway and Daan de Wet Drive which bypasses it, to ensure convenient lifestyle living in an area replete with essential amenities.

These qualities give Clarina an advantage over most of its sister suburbs – a factor enhanced by a good security record and the fact that it has one of the most affordable average house prices in Pretoria North.

“These and other features make Clarina one of the few residential areas of choice in the north. The affordability of houses coupled with its strategic location, attracts a lot of potential buyers,” notes Seeff Pretoria North (Jacaranda) principal Peter Mokwana.

Clarina is centrally located near the R80 to Soshanguve, N1 to Joburg and the N4 to Mpumalanga.

Indeed the strategic location is a boon that will not go unnoticed by most prospective home buyers. Take Daan de Wet Drive towards the Pretoria North CBD, and you have Laerskool Akasia and access to Hoërskool Akasia, recently, the site of a sit-in by anxious parents wishing to enrol their children at the in-demand school.

Being based here is also advantageous to people working at the Rosslyn automotive hub where BMW, Nissan and Tata form part of the automotive assembly and components-manufacturing industrial cluster.

“This is a hub for motor vehicles and other products that contribute immensely to the GDP of our country,” says Mokwana.

Clarina is still developing: “There are many apartments and townhouses coming up and this attracts young professionals and young couples wanting to settle in this quiet suburb which is close to lots of essential amenities.

“These include the Winternest Licensing Centre, Wonderpark Shopping Centre, a campus for TUT and Sefako Makgatho Health Sciences University (SMU), formerly Medunsa and Netcare Akasia Hospital.”

The market stock includes townhouses with spacious living areas, open-plan designs and private gardens priced at an affordable R600000 or so. These are also sought after for rental accommodation and appeal to tenants such as young professionals, young couples and students or anyone in search of a quiet and convenient urban lifestyle, states Mokwana.

As for freeholds, he says the estimated average value of a house in Clarina is R900000 or more. He observes, however, that with increasing numbers of owners renovating their homes, slightly upmarket and more highly-priced properties can be found throughout the suburb. The most that a home here is likely to fetch is around R2.6million.

“Clarina offers a combination of old and new houses. Those who own older houses are focused on renovation, largely to facelift and possibly attract higher offers when they put their properties on the market.”

Hestea Park, Chantel, Theresa Park and Wolmer are similarly rated.

Clarina is situated close to good schools. This makes is a real blessing for parents with schoolgoing children. There are also lots of essential amenities in the neighbourhood. It
