Philippi site offers varied development potential

Google+ Pinterest LinkedIn Tumblr + has been instructed to sell a property in a prime position in Philippi. has been instructed to sell a property in a prime position in Philippi, across from national distribution depots belonging to Sportsmans Warehouse, Pick n Pay and Spar, by public auction next month.

Mark Gadd, head of’s auction division, says the property, which has an erf size of 1 865m², has great development potential. “The site lends itself to the development of self-storage or mini industrial units and/or warehousing, like those being developed at a neighbouring property.”

He says the seller, a building contractor, has had plans drawn up for the construction of 77 self-storage units, and there is an opportunity to increase this number to about 100 units.

“Self-storage units are sought-after, especially in the Philippi and adjacent Lansdowne area. The plans are available on request.” Currently on the property is a quaint 132m² house with a separate, open-plan granny flat that has been converted from a 54m² garage. It has its own kitchen.

“The seller has also built storage shells and an enclosed unit/security office as he was in the process of starting a selfstorage business,” Gadd says. The site is well-secured with high walls and has dual access for vehicles and trucks, via automated gates, from two separate roads.

Gadd believes with its prime location and development potential, this property is likely to attract much attention at auction. The auction will take place on site at 12 Hilton Road, just off Govan Mbeki Road, Philippi, at noon on August 23, with viewings by appointment and one hour prior to the auction. A deposit of 5% and the auctioneer’s commission of 10% plus VAT will be payable on the fall of the hammer. Fica documents – a copy of each bidder’s identity document and proof of address in the form of a utility bill which is not older than three months – must be produced upon registration and before the auction begins. For details or a copy of the terms and conditions with offer to purchase, contact Mark Gadd on mark.gadd@, 021 434 3490 or 081770 5017.
