North Riding: Riding new heights

Statistics show the North Riding area, which is ideally situated for professionals and families, has experienced some of the highest numbers in property transactions in Joburg over the past year

North Riding is relatively affordable, making it a sound residential base for those working in places such as Fourways, Sandton and certain areas in the western part of Joburg, where property prices are considerably higher.

Estate agents say prices in North Riding are, on average, below those in Bryanston, on the other side of William Nicol Drive, where property is usually marked between R3 million to R4m. Conversely, most properties on sale in North Riding are marked under R3m.

She says North Riding is one of the fastest growing residential areas in Gauteng and offers a great lifestyle for various income groups.

North Riding’s housing stock covers starter homes, clusters, agricultural holdings, developments and estates.

“Sectional title townhouses start at about R650 000 for units with two bedrooms and one bathroom, and go up to about R1.8m for freestanding family units with three bedrooms and two bathrooms,” Peterkin says. The average sectional title unit ranges from 40m² to 100m² in size, and freeholds range from about 100m² to 300m².
North Riding’s popularity is also due to the fact that it is perfectly situated at the intersection of Malibongwe Drive and Witkoppen Road, says Peterkin. 

“The suburb has developed significantly over the past year and is now a booming area for young executives,” she says, citing Lightstone statistics showing the area has experienced some of the highest numbers in property transactions in Joburg.

About 250 sectional title transfers and 170 transfers for cluster or estate homes were registered there in the past 12 months.

Peterkin cites other Lightstone data indicating the average for a sectional title this year is at R990 000, up from R660 000 in 2006, and R1.6m for a cluster or freehold home, up from R950 000 in 2006. One of the most expensive deals closed in the area was a cluster home realising R7.5m after an initial asking price of R8m.

This corroborates the prevailing sentiment that it is currently a buyer’s market in most places, including North Riding and most of Randburg.

“Asking prices for North Riding homes advertised for sale range from R480 000 for bachelor or studio apartments, R550 000 for two bedroom apartments and R800 000 for three-bedroom, two-bathroom apartments.”

Higher-priced properties in the area include three-bedroom freehold homes in cluster developments, starting at about R1.1m, and a four- or five-bedroom luxury home in one of North Riding’s exclusive estates costing R3.8m to R8m.

One such development marketed by Re/Max Executive Group, is Northgate Heights, offering a clubhouse, restaurant, gym, pool, 24-hour security and other features.
