No dark skies over property in Helderberg region

A resurgence in the property market appears to be on the cards for the Helderberg region, with 27% more business seen so far this year, compared to the same period last year.

While presidential scandals, cabinet reshuffles, widespread corruption, junk status and municipal mayhem took a toll on investor and consumer confidence, Schalk van der Merwe, franchisee for Rawson Property Group Helderberg, said the region saw solid growth on average, with a few pockets of “really excellent performance”.

It was only towards the end of last year that it took a noticeable dip. This year though, renewed interest from investors, businesses and first-time buyers has been evident in the region.

“Investors and first-time buyers are definitely getting back in on the action, but they’re not quite at full force yet, and are still very price sensitive. We’re waiting for momentum to start building again. For now, there’s no major sense of urgency from buyers.”

This could mean the market’s performance will improve even more over the next few months.

“We’re in a transition period where trends can fluctuate quickly and dramatically from area to area,” Van der Merwe says.

“In the Helderberg, it’s not unusual for one part of a suburb, one type of property, or one development to perform very differently to the norm. Trying to apply generalisations like buyers’ or sellers’ markets underplays the importance of these hyper-local trends, and can lead both buyers and sellers into making expensive and unnecessary mistakes.”

He predicts growth over the rest of the year will be slow and steady in the Helderberg, rather than rocketing up overnight.
