Many Sowetans wanting to upgrade look here as their first option due affordability and central location of the area. Properties here often sell within two weeks of going to market
Naturena, a suburb to the south of Joburg, is an area of buoyant activity where property is in demand.
Nadia Aucamp, marketing and sales associate with Re/Max All Stars, says: “There are numerous factors making Naturena an attractive suburb. One is that it is centrally situated for consumers as it’s only a 15-minute drive from the Joburg CBD. You thus find that when Sowetans upgrade, Naturena is often their first consideration.”
The suburb’s special quality as a “transitional area” adds to its appeal. Its unique location makes it “a suburb that has a township feel at the same time”.
“Naturena is well-situated. It is close to the western and southern townships like Soweto, Eldorado Park, Devland and Lehae. It also lies close to Meredale, one of the more expensive neighbourhoods in the south, which is within 3km of Naturena.
“It has all the freeway access points on its doorstep, including the N1 to Pretoria and Kimberley, the N12 to the East Rand and West Rand and to Potchefstroom, as well as the M1 into the Joburg CBD and to Vereeniging,” says Aucamp, adding that the area has public transport routes for taxis and buses.
Residents’ needs are conveniently catered to by a host of amenities inclduing Southgate Mall, Mall of the South and Bara Mall, in addition to schools, service stations and mini-supermarkets.
Themba Tshabalala, a Remax All Stars area agent for Naturena, says: “Sowetans wanting to upgrade look to Naturena as their first option due to its affordable value. Most homeowners in the area upgrade to areas such as Alveda and Kibler Park.
“Naturena is, as a result, a high demand area where properties can sell within two weeks of going on the market, particularly those priced between R470 000 and R800 000.”
The neighbourhood’s dynamism is partly attributed to the fact that potential buyers can choose between slightly older properties, aged between five and 20 years, and townhouses built over the past five years.
“The townhouses range from two-bedroom to four-bedroom units and these have standard, middle and top quality finishes,” says Aucamp.
She draws attention to the fact that Naturena is the home of Kaizer Chiefs Village, the base for one of Africa’s best-known soccer teams.
Aucamp says more off-plan properties are set to be built in Naturena in the short term, including a formal sports centre with playgrounds and other facilities.
Properties that go on the market here mostly range in price from R850 000 to R1.5 million, says Aucamp.
“It is good to buy free-standing properties because they are more in demand compared to clusters and townhouses,” she says.
These homes include beautiful and spacious properties close to schools and other essential amenities. Devland and Lehae are similar to Naturena in terms of valuation, property sizes and LSM, says Tshabalala, who adds most homes in Naturena are aged between 20 and 30 years.
