A triple-storey, face-brick apartment, which has three spacious bedrooms and is situated in Muizenberg, will be brought to auction by Rawson Auctions Western Cape on July 26.
The ground floor comprises an entrance area, a large bedroom with an en-suite bathroom, a kitchenette and an automated garage, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.
“This floor, excluding the garage, is currently being rented out for six months for R5 000 a month, and the rental income generated easily covers the levies and rates, which are R800 and R750 respectively.”
The second floor consists of a lounge that leads out to a small balcony, a dining room, and a kitchen with a serving window which looks out into the lounge, Jovanovski says.
The remaining two bedrooms are situated on the third floor, as are two bathrooms. The main bedroom has built-in cupboards and leads out to a large private balcony.

“In my view, this apartment would be an ideal investment property to add to anyone’s portfolio,” Jovanovski says.
The auction will be by silent tender, with written offers to be submitted in sealed envelopes.
Tenders will close at noon on July 26.
The reserve price is R1.9 million, but all offers will be reviewed, she says.
The seller is not registered for VAT, and transfer duty will therefore be payable.
No registration fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% 
commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.
Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
