Three-bedroom house, household furniture and motor vehicle will go under the hammer
A Monte Vista home, which forms part of a deceased estate, will be auctioned on site on June 19
Some household furniture and a motor vehicle will also be sold on the day.
The sale of the house offers buyers an opportunity “to pick up a real bargain” as there will be no reserve price, says Dan van Zyl, auctioneer and owner of Ikaya Properties.
“However, the sale will be subject to confirmation by the executor of the estate,” he says.
Van Zyl points says Monte Vista is a popular suburb because of its prime location close to the N1 highway leading to Cape Town and the northern suburbs, Panorama hospital, schools, churches, colleges and other amenities.
“The demand for houses to buy or rent is extremely high in this well-established area,” he says.
The well-kept house has a tiled roof and offers an entrance hall, three bedrooms, two bathrooms (main en-suite), a separate toilet, a large lounge with fireplace, a TV room, dining room and kitchen.
It also includes a double garage, a swimming pool, an enclosed courtyard with built-in braai, and an outside room with shower, basin and toilet.
The property, on an erf of 694m², is secured by an alarm system and surrounded by fencing. The house itself measures about 208m².
Van Zyl believes the auction will offer an ideal opportunity for first-time buyers, investors, or speculators to enter the property market and start building a property portfolio.
“The purchaser will not be liable for arrears rates or taxes as everything will be paid up to date by the estate,” he says.
“Early occupation of the property can be arranged.”
The furniture and household items to be sold will include a lounge suite, beds, fridges, freezers, crockery and cutlery and other items.
The car on offer is a 1989 Toyota Corolla GLS Executive 16 valve, with 158000km on the clock.
“It has been well looked after and is in perfect running condition,” Van Zyl says.
The auction will take place on site at 74 Monte Vista Boulevard, Monte Vista, at 11am on June 19.
Viewing will be from 9am on the day of the auction.
No registration fee is required to bid. However, potential bidders must bring with them their ID documents and proof of residential address.
The conditions of sale of the property require that a 10% deposit plus auctioneer’s commission be paid on the day of auction by means of an EFT payment or bank guaranteed cheque, or as previously arranged with auctioneer. Guarantees must be provided within 30 days.
In respect of the sale of the furniture and car, buyers will be required to pay by cash or EFT on the day of auction.
