Mixed-use property with potential includes private cemetery

A 5.3 hectare Philippi property, which the auctioneers describe as having “massive development potential”, will go on auction in mid-December.

Gloria Memorial Park Private Cemetery (GMP), a mixed-use piece of land, is divided into two sections, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, which will conduct the auction.

The first section, which covers 3.2ha, includes the private cemetery, a chapel, a tombstone workshop, office space, staff quarters and storerooms.

“The remaining 2.5ha of land could be used to extend the cemetery or develop housing,” says Jovanovski.

GMP has been in operation since 1993 and serves areas in the Cape Flats and southern and northern suburbs, as well as about 350 funeral undertakers, she says.

”Currently the City of Cape Town has a huge shortage of burial space and almost half the municipal cemeteries are at capacity. GMP, which still has 7000 plots available, has a full infrastructure, administration, competent staff and 24-hour security. The cemetery provides clients with memorial tombstones, consulting, grief counselling and general advice.”

Jovanovski says potential buyers should note the current owner’s company, M&Y Tombstones and Granite Works, will not be included in the sale.

“The new owners of the property will have the responsibility of ensuring the rights of existing GMP clients who currently have burial rights or plots on the property will not be prejudiced by any proposed development.”

The property will be auctioned at 12 noon on December 13. The reserve price is available on application, but all offers will be reviewed.

No registration fee is required to bid. However, the buyer will be required to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase priceon the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
