Lone Hill: A rise in high demand

Prospective homeowners can look forward to good appreciation in property values, a host of schools and shopping choices, easy access to main routes and an out and about lifestyle in Lone Hill

Values appreciate regularly in Lone Hill, and real estate in the area is comparatively stronger this year compared with last.

“The area is in such high demand, values are still growing. We had 393 sectional titles sold last year priced between R800 000 and R1.5 million,” says Mariska Hamel of Keller Williams Realty. 

She says between 2016 and 2017 freeholds grew by R100 000 in value and sectional title units by about R70 000. Available properties range from about R700 000 for a one-bedroom apartment to homes marked well above R5m, says Hamel, noting most sales are concentrated in the R800 000 to R1.5m price band.

The market itself, predominantly sectional title, is a sign of the lifestyle and quality of life in this Sandton suburb. The sectional title segment comprises more than 58% of housing stock. And, most properties are well-maintained. “This tells us a lot about the lifestyle: active, out and about,” says Hamel.

Almost 60% of Lone Hill’s homeowners are under 49, Lightstone statistics show.

 “The average household income is between R70 000 and R90 000 a month. We have hard-working people with demanding careers living here. Many travel to Sandton and Sunninghill for shopping, and all look forward to the new Fourways precinct to relieve them of travel time,” says Hamel. 

Proximity to several shopping areas, schools, the Gautrain rail service and the projected mega mall in Fourways, tipped to be a southern hemisphere landmark, augur well for good property appreciation prospects, she says.

Schools in the vicinity include Crawford College Lonehill and Witkoppen Primary.

Lone Hill also has easy access to the N1 and other main routes. Well-maintained public parks and Monte Casino are nearby.

Paulshof, Glenvista and Morningside hold similar property values, lifestyle and LSM, says Hamel.

Rachel Kiggan’s places of interest and things to do

Lone Hill is community. You find people walking and jogging on the street. When we moved from Durban, we looked where we could live the same outdoor, mountain biking, country lifestyle that we lived there without leaving the city, and we found it here. The Lone Hill Shopping Centre is less than 1km from home. My gym is there, there’s a clothing store and a hairdresser and lots of other shops. 1 Lone Hill Park

They put on family-orientated movie nights, and in February there was an exciting Valentine’s-themed show. People bring their blankets, pillows and picnic baskets to watch outdoor movies. Their prices are affordable. 34 Calderwood Road, Lone Hill, Sandton
