Kraaifontein: Nesting in the north

Kraaifontein prices have been rising steadily since 2013 – from an average of R435000 to R1.1million – but there are still many neighbourhoods here offering families an affordable route into the property market with the promise of good capital growth.

Several suburbs make up the area north-east of Brackenfell and flanking the N1. Each has distinctive characteristics and they include Pinehurst, Langeberg Glen, Langeberg Ridge, Windsor Park, Bonny Brook, Zonnendal, Peerless Park, Eikendal, Belmont Park, Kraaifontein East, Summerville, Northpine, Scottsdene and part of the Stellenbosch Farms area.

Riaan Smit, principal at Chas Everitt Kuils River/Brackenfell, says Northpine, containing about 3000 households, is connected by Okavango Road to the N1 and to the Cape Gate retail precinct and Brackenfell industrial area, where many residents work.

“Freehold house prices range between R700000 and about R1.2m, with most under R1m, but we believe rapidly rising demand will cause them to escalate faster than those in neighbouring Brackenfell or Kuils River, where it is now difficult to find even a two-bedroom sectional title townhouse for less than R1.2m.”

He says Scottsdene, east of Northpine, is also popular and another area to watch. House prices here begin at around R500000 for older two-bedroom homes on small stands and range up to around R950000 for three-bedroom homes on relatively large stands.

At the top end of the Kraaifontein market are suburbs like Pinehurst, where prices range from around R2m to R4.6m, and Langeberg Ridge and Langeberg Heights, where luxury homes in the new Limberlost security estate are selling for as much as R3.9m, and those in the Tanglewood estate from around R2m to R2.6m.

In Bonny Brook, prices range up to R2.5m and in Windsor Park, family homes on 600m stands now sell for as much as R2.25m.

Also within the boundaries of Kraaifontein is Uitzicht, north of the N1, where house prices average around R1.8m and homes in security complexes and estates, like Avalon, from around R1.7m to around R3.8m.

Buyers wanting a “country” lifestyle and a property where they can keep horses and livestock or grow their own food, can look towards Joostenberg Vlakte. It offers smallholdings ranging from 420m² to 30000m² from around R3.7m to around R6.5m, depending on the size and condition of the house on the property, improvements such as dams, stables and barns, and a business being run from the property.

“There is high demand for rental homes which has prompted the development of many new apartment complexes in areas such as Scottsdene, where prices begin at around R437000 for two-bedroom units, and Zonnendal, where prices for similar units begin at around R700000,” says Smit.

Also in Zonnendal is the Camelot Estate development, with new two-, three- and four-bedroom houses from about R1.27m to R1.62m with fully-fitted kitchens, single garages, solar water heaters and security.

Places of interest and things to do

I grew up in Kraaifontein and left Cape Town in 2005 for Joburg. In 2012, I moved back to Kraaifontein. You know what makes this place so wonderful? It’s the sense of community, where people come together during hardships and look out for one another. If you need something, they walk from house to house to assist. It’s where we still have “uitkyk-aunties” who look after children while you work and tell you if your children are getting in trouble. 1 Shop

From stop ‘n shop convenience centres to large malls, residents have access to everything they need. Okavango Crossing (0219871189) is anchored by Checkers, Woolworths and Virgin Active. Capegate (021 981 2288), just minutes away on the border of Brackenfell, offers a Makro, Giant Hyper, Builders’ Warehouse and Virgin Active gym as well as 160 stores, restaurants, movies and play facilities.

2 Sport

Nearby facilities include the Kraaifontein Rugby Club (072 052 4859), Northpine Football Club (062 150 5233) and Scottsdene Sports Complex (021 444 8140), home of the Scottsdene Central Rugby Club, which also offers basketball, fitness classes and afterschool recreational programmes during the week. 3 Play

Bugz Playpark is a family favourite, offering jungle gyms, slides, swings, play houses, tree houses, a castle, water slides and various rides as well as a large indoor section for rainy days. 021 988 8836 

4 Eating out

Belle Reve at the Pink Geranium Nursery (084 519 7515) is popular for a relaxed breakfast, brunch or tea. Joostenburg Bistro is great for Sunday lunch (021 884 4208), when a three- or four-course set menu is served for less than R300 per person. There are many things to see and do. The deli and the specialist butchery are fabulous, and there is a winery and a taproom. Most national chain restaurants and fast-food outlets, plus a few independents, are at Okavango Crossing and Capegate.
