Kilner Park is ideally situated for professionals who work in neighbouring areas, and properties tend to be larger than average

Professionals who work in places like Silverton, Brummeria and Weavind Park have over the past couple of years been increasingly making Kilner Park their home. As a consequence, the area is viewed favourably by prospective homebuyers and investors.

Realtor Janine Botha of Seeff Pretoria East says Kilner Park offers affordably priced, spacious homes in a conveniently situated area that enjoys easy access to the N1 freeway and a host of arterial routes.

“It’s a popular area due to its ideal location. It’s convenient for people who work in nearby Silverton and the CSIR in Brummeria,” says Botha.

A major national institution in the vicinity, the National Prosecuting Authority in Weavind Park, is another noted source of demand for residential accommodation, making Kilner Park a good property investment prospect.

“There has been a noted increase in sales over the years,” argues Botha, who says most of the activity has been concentrated in the middle-aged demographic, comprising residents aged between 36 and 49.

Statistics from Lightstone bear this out: most new homeowners (41%) were from this group; similarly, those most likely to sell their homes also come from the same demographic (31%), according to trends for the past year.

However, the biggest group of stable owners is the mature segment – residents aged between 50 and 64 – who according to Lightstone, command a 33% share of stable ownership.

Sales-wise, demand is shown to have peaked in 2016, after which it tapered off last year.

Were the sales momentum for deals concluded so far this year to hold, Kilner Park would probably experience the same total landmark sales figures realised in 2016.

“You get stands of between about 1 100m² and 1 200m², bigger than your average in most of the newer homes. Most of the properties are older, but durable. There are also properties that have been renovated, retaining the same spacious rooms but with luxury finishings,” says Botha.

Freehold properties going on sale in Kilner Park are usually priced between R1.2 million and R1.6m with a few gems touching the R1.7m mark. Botha says there are few vacant stands to develop; the area has been long established.

Weavind Park is rated slightly above Kilner Park, but would be the most similar in terms of valuation.

Local essential amenities and services include Kilner Park Shopping Centre and Eastside Plaza. Queenswood Primary School (1.26km away), Laerskool Nellie Swart (0.89km) and Meridian College (1.22km) are all within a walking distance of the suburb.

Also close by are the Gautrain Hatfield station (3.81km) and the University of Pretoria’s LC de Villiers Sports Ground, also within 4km of the suburb.
