An abundance of freeholds in estates and sectional title apartments have made Bromhof popular with younger residents owing to the sought-after convenience of such settings.

Freeholds and sectional titles in estates account for almost 37% of the market stock with a further 40% or so of the housing market comprising proper sectional titles, according to data from Lightstone.

This principally explains the attraction to the mostly younger residents who prize convenience, and enjoy the proximity to main routes, shopping centres and a plethora of amenities for an active social life, in a central location, says Charlene Meyer, managing director for Century 21 Randburg.

“Easy access to the N1 Western Bypass, Malibongwe Drive and Strydom Park adds to the advantage of living in Bromhof,” says Meyer. She cites local establishments including restaurants, shopping centres such as Bromhof Village and Boskruin as well as creches, primary schools, veterinary services, office parks and churches.

“It’s a stone’s throw from Golden Harvest Park where those who enjoy an active lifestyle can walk, run and cycle in the great outdoors.” Last week there were about 80 properties on the market, says Meyer. She recommends Bromhof for investment purposes because there’s virtually no vacant land available: a lack of supply ensures consistent demand, thereby cushioning one’s investment.

Monthly rents range from R6 900 to R8 500 for two-bedroom units, with three-bedroom units starting around R9 000 to R11 000 a month. Whereas two-bedroom sectional apartments begin from around R880 000, the top-end range goes from about R2.5 million to R3m, says Meyer.

“These homes tend to stay on the market a lot longer. It really all depends on the buyer’s taste in style and finishes.” For instance, some properties have a Tuscan look, among a range of architectural styles. There are also simplexes and duets or a mixture of both in some cases.

She adds: “The freehold estates are seen to be more exclusive as you have the security of ‘complex living’ yet retain all the rights of owning the land and the building, giving you much more freedom to make personal independent choices.” Still, there are bargains to be had in a buyer’s market and there seems to be more turnover of properties priced under R1m in Bromhof, observes Meyer.

She advises buyers to factor in monthly levies, rates, water, effluent and electricity spend, over and above their bond affordability thresholds. Buyers of sectional titles should request body corporate financials and ensure there’s a statutory 10-year maintenance plan.

Buyers in estates should inspect the Homeowners’ Association information in order to get an idea of how their fees are spent, notes Meyer.
