Jan Niemand Park: Rooted in moot

Many who were born in the area have settled for good, so finding a property to buy in Jan Niemand Park is a rare opportunity.

Jan Niemand Park is one of the most affordable suburbs of the Moot, but properties rarely come on to the market because homeowners usually buy to put down roots.

This trend is typical of the Moot, where it is common to find generations who have stayed in the area in which they were born. Eugene van Wyk, of Pretoria Moot Properties, says: “The houses are still affordable. The residents stay there forever and few are willing to move.”

Statistics from Lightstone show that 58% of existing owners have owned their properties for 11 or more years. The youth demographic (18-35) is also well represented among newcomers to the area, making up 35% of buyers.

Van Wyk describes Jan Niemand as a suburb of predominantly free-standing properties with only a few apartments and sectional titles. Like most of the Moot, rentals are a thriving business, says Van Wyk.

There are also commercial properties, with Baviaanspoort Road a major commercial hub with businesses including car dealerships, says Van Wyk, who recommends the suburb for its convenience. 

“You get all your fast-food franchises. There’s the Kilner Park Spar nearby and the Kolonnade Shopping Centre is a mere 10 minutes away. Silverton and the industrial area of Silvertondale are also fairly close,” says Van Wyk.

Silverton provides quick access to the N1/N14 interchange and is a successful business, commercial and industrial node. There are numerous shopping zones in Silverton as well as automotive dealerships and a Department of Home Affairs branch, which all contribute to generating demand for rental accommodation. 

The area’s industrial belt, Silvertondale, hosts manufacturing and assembly plants, including Ford Motor South Africa.

It is envisaged that continuing investments by Ford Motor South Africa will increase property demand in Jan Niemand and surrounding areas. Van Wyk cites nearness to schools as another plus.

These include Hoërskool FH Odendaal, Laerskool Derdepoort, Hoërskool CR Swart, Transoranje School for the Deaf, and Jakaranda Children’s Home. Van Wyk believes the new Curro Academy School Pretoria in nearby East Lynne will add vibrancy to the area, given that good schools usually impact property values positively. You can expect the most expensive residential properties to cost about R1.4 million, says Van Wyk. 

“The average for the area is around R840 000, and for nearby East Lynne it is R1.25m,” says Van Wyk, emphasising that Jan Niemand Park is customarily viewed as one of four cluster neighbourhoods. The others are East Lynne, Lindo Park and Ekklesia.

The area is fairly peaceful during the daytime and there are some home-based businesses in parts of the suburb.
