Hesteapark, in Pretoria North, offers residents a sense of community as well as convenient retail and entertainment opportunities and good schools, and all at affordable prices

Hesteapark was promulgated around the same time as its sister suburbs in the Akasia cluster, including Ninapark and Theresapark, so it can be expected to offer more or less the same value and lifestyle as its neighbours.

Proximity to Orchards, one of the more affordable suburbs in the cluster, is a factor when it comes to property valuations and lifestyle, says Peter Mokwana, Seeff principal for Pretoria North (Jakaranda).

“You’ve got Orchards, Karenpark and then Hesteapark, so property prices cannot be too dissimilar. You’re looking at about R690 000 for sectional title units and at between R800 000 and R900 000 for free-standing homes,” says Mokwana. 

Free-standing freehold properties far outnumber sectional titles.

“Ownership levels happen to be higher in areas where there’s a majority of free-standing properties. This is unlike largely sectional title strongholds, where tenant migration can be common,” says Mokwana. 

“You get more middle-aged and mature residents as there’s a laidback attitude to life. You’re also closer to the more conservative side of Pretoria North, and residents prize the quiet typical of the area and of Hesteapark.”

As a consequence, Hesteapark is a close-knit neighbourhood where a strong spirit of community regulates residents’ day-to-day lifetyles. Residents are known to stay in close contact with neighbours, and youths in the neighbourhood can often be seen gathered in the local park to share snacks or hang out together.

The suburb is strategically located close to both Pretoria North CBD and Wonderpark Shopping Centre.

Pretoria North CBD offers everything one needs for small-town living, including retail chain stores and long standing independent retail outfits, a sizeable car dealership sector, and entertainment at North Park Mall.

There are several schools, including Laerskool Danie Malan, Laerskool Rachel de Beer, Laerskool Voortrekker Eeufees, Hoërskool Pretoria-Noord and Assumption Convent School. A popular high school, Hoërskool Gerrit Maritz in Dorandia, is near Hesteapark and is a notable consideration for families choosing the suburb.

Wonderpark Shopping Centre has been upgraded to a regional mall offering 200 tenants, and further expansion is on the cards. It houses more than 60 fashion stores and at least 25 restaurants and takeaway outlets. It is a magnet for shoppers in and around Tshwane, drawn partly by the offer of secure and ample free parking.

Wonderpark Shopping Centre is also popular for its dazzling entertainment offerings, carefully designed to complement the shopping experience.

Proximity to freeways such as the R80 and the N4 underscores residents’ ease of mobility. The R80 connects the area to Pretoria and to regions further to the north of the city while the N4 is the gateway to Rustenburg and Polokwane. 

Of equal importance are arterial routes such as Daan de Wet Nel Drive and the R566 to Brits, which make getting around fairly easy and also shorten travel times to such popular places of interest as Hartbeespoort Dam, Wonderboom Airport and the Margaret Roberts Herbal Centre.
