Property has eight rooms for guests and a private home for the owner

Tucked away in a quiet cul de sac in Muizenberg is the Capeblue Manor House at the foot of the Steenberg Mountain.

Located at 10 Thaxter Road, the 1550m² property comprises an eight-bedroom guesthouse and a separate two-bedroomed private dwelling where the owner lives, says Tanya Jovanovski, franchisee of Rawson Auctions in the Western Cape, which will auction the property on April 25.

Jovanovski describes the interior as “magnificent, with golden wooden floors, rooms that flow seamlessly from one to another, and a blend of modern finishes that are in striking contrast to the 20th century architecture.”

The property was built in 1927 and has recently been restored.

All eight guest rooms are en-suite, with both bath and shower, and have been stylishly redecorated. “In addition, the guest house offers a tranquil lounge and library area, and a dining room which has a cosy fireplace and can accommodate 20 people.”

The property, which commands a daily rate of R1100 a person a night for bed and breakfast, includes a pool and lroofed verandas, a fully-equipped laundry and drying area, storerooms and a staff tea room. It also offers excellent security and about 12 secure parking bays for guests.

Private accommodation

The upstairs section of the 208m² private dwelling has two bedrooms and a full bathroom with double shower. Downstairs there is a dining room and a separate lounge, both with fireplaces. Also on this floor is a designer kitchen, which is both for private use and for the preparation of meals for the guest house. The kitchen is equipped with a SMEG seven-plate gas stove and an eight-seater dining table, and has a scullery and fireplace. A large pantry and two walk-in linen cupboards are also located on this floor.

The property also has five solar geysers, a large generator, two water tanks and a large storeroom that is separate from the guest house and private dwelling.

The sale will include the guesthouse’s booking system, website and database of clients. The new owner may also retain the services of the trained staff. A full inventory list and financial statements are available on request.

Jovanovski says Capeblue Manor House is within 35 minutes’ drive from the centre of Cape Town, making it an ideal base from which travellers can explore the Mother City, visit the V&A Waterfront or take the cable car to the top of Table Mountain. The Winelands are also not far away.

The property will be auctioned at Rawson Auctions’ next multiple property auction, which will be held in Rondebosch at noon on April 25. The reserve price is available on application, but all offers will be considered.

No registration fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
