Glenvista, south of Joburg, offers buyers well-built homes set on large stands in an area renowned for its natural beauty, and with a host of amenities and proximity to transport routes
Glenvista has well-built homes which have withstood the test of time and this durability works wonders for renovations, providing a solid foundation for outstanding outcomes.
Such renovations have helped increase the value of properties, according to Ryan Kwan of Team Kwan at Law Real Estate.
“A lot of our clients have been using the setting and quality structures to their advantage when renovating properties into modern masterpieces.
“The well-built homes occupy stands of around 1 000m² and are mostly aged between 20 and 30 years,” says Kwan, who reports a rise in real estate activity in Glenvista.
“This is a fine time to purchase and clients are finding fantastic buys. We achieved record-breaking sales in Glenvista for most of 2017 and the first quarter of 2018.”
Kwan attributes the positive turn to a prevailing favourable economic climate in the country.
“Many families and clients are purchasing or upgrading properties in the area. Another factor could be that Glenvista offers extremely good value. Our past clients have seen tremendous growth in the value of their properties. Upgrading within the area is a common move for a lot of our clients.”
Kwan reports his team has sealed a property deal in a single day though transactions can on average take between three and six months to tie together. Depending on the position and the spec of the property, the price spectrum ranges from around R1.7 million to R11m. Kwan himself has lived in Glenvista for most of his life.
“The first thing that comes to my mind about Glenvista is the incredible views. We have the most idyllic setting in and among beautiful hills, and probably one of the best in settings in Joburg.”
He says Thaba Eco Hotel, in a local nature reserve, is a favourite.
“You can enjoy hikes, mountain biking, interact with lion cubs or go to one of the amazing restaurants.”
Most home buyers choose to settle here due to the proximity of the Joburg CBD, which is a mere 11km away. Freeways are also easily accessible from most parts of the suburb, says Kwan.
“Although Glenvista is a relatively peaceful and tranquil area, it has access to all the amenities you need nearby.”
Kwan’s advice to prospective buyers is for them to first deal with the numbers and work out their budget.
Secondly, they would need to find out what is most important to their lifestyle and consider the type of property that would best suit their needs and pockets.
“Lastly, find an agent who knows the area intimately, an agent who is dedicated to serving those needs but, most importantly, someone you can trust who has a proven track record and reputation.”
The areas most similar to Glenvista in Joburg’s southern suburbs would be Bassonia and some parts of Mulbarton, says Kwan.
