Potential buyer's chance to create ‘a piece of paradise’

A 4.2830 hectare (42830m²) property which includes a house that has been extensively damaged by fire will be sold by Ikaya Properties on site, just outside the village of Sedgefield, at 11am on September 28.

Dan van Zyl, owner and auctioneer of Ikaya Properties, says the gutted thatched-roof house will have to be demolished.

“However, I believe the sale of the property will provide a once-in-a-lifetime opportunity for investors, speculators and potential homeowners to rebuild and create their own piece of paradise from scratch on the Garden Route.”

The property, which forms part of the deceased estate of Geoffrey John Toomey, is described as Portion 44 of the farm Elandskraal Number 203 in the Knysna District. The stand is divided in two by a tarred road, Van Zyl says.

While the sale must be approved by the executor of the estate, the property will be sold without a reserve price. Van Zyl believes potential buyers might therefore be able to acquire the property at a bargain price.

He says the purchaser will not be liable for any rates and taxes that are in arrears as the estate will pay all expenses to date.

Registration will start at 10.30am on the day of the auction. Bidders are required to provide their identity documents and proof of residence for registration. There are no related registration fees.

The conditions of sale call for payment of both a 10% deposit and the auctioneer’s commission by means of electronic transfer or bank guaranteed cheque on the day of the auction.
