Offering affordability, variety, excellent security and located close to head offices of significant businesses, Eco Park Estate is an ideal residential or investment opportunity.
Eco Park Estate is a centrally situated residential neighbourhood near the east of Old Johannesburg Road and bordered to the south by Nellmapius Drive. The suburb is near to a number of arterial routes and freeways dissecting or bypassing the Centurion area.
The estate is made up of 16 sectional title complexes and there are 1 632 units within the estate, which was established in 2004. Work and building on the estate is now complete.
“There’s a big demand for property in the estate. The prices range from about R650 000 to R1.85 million,” says Corinne d’Aguiar of Seeff Centurion.
The units consist of two and three-bedroom simplexes, stack simplexes and duplexes.
Affordability, variety and location are thus decisive factors for residents who choose to base themselves here. Says D’Aguiar: “A good mixture of people choose to live here: first-time homeowners, young professionals, singles and many investors buy property to let. You get smaller units for single people and bigger ones for young families.”
According to Seeff Centurion, investment property in the estate is sought after as the return is exceptional. The economically active and up-and-coming are well-represented.
For the year-ending September 2017, 91% of new homeowners were under 50 and the share of stable owners for the same demographic was at 80%, according to statistics from Lightstone.
The relocation of the SA Post Office and Telkom to Centurion from Pretoria Central may partly account for these figures; both institutions are within a 2km radius of Eco Park Estate. Another factor may be that many businesses have their head offices in Highveld Business Park and Die Hoewes which are close to the estate.
As for residents working further from home, the commute to places of work in Johannesburg, Midrand, Krugersdorp, Pretoria as well as OR Tambo International Airport or Lanseria Airport is a no-hassle affair as a network of arterial routes provides easy access to highways that link to these centres.
“Eco Park Estate offers ease of access to Old Johannesburg Road from Gate 2, and Gate 1 gives easy access to the N1. In front of Gate 1 is the Gautrain bus station,” says D’Aguiar. Other conveniences include clubhouse facilities, a tennis court, two squash courts, two swimming pools, braai areas and conference facilities.
The estate’s centrality and convenience is further underscored by nearness to major facilities, with the local Eco Boulevard shopping centre adjacent to the estate.
Other facilities in the locality include a Virgin Active gym and Eco Decor Centre while the Centurion Mall (2km), Southdowns Mall (3km), Eco Park Mall (500m) and Irene Village Mall (9km) are close by.
There are lots of schools in the vicinity and a new private school Trinityhouse, opened just off Nellmapius Drive, says D’Aguiar.
“There’s security at the main gate and each complex has its own security.” Each sectional title complex within Eco Park Estate has its own electric fence and 24-hour guard. “This is an ideal place for people who prioritise safety as well as people who may be looking for a lock-up-and-go.
“In the evenings, children are out on their bicycles, while parents can be seen strolling along pushing prams.”
