Modern Pretoria house will be auctioned in Cape Town.

An opulent, double-storey home located in Thatchfield Glen, Centurion, Pretoria, will be going on auction in Cape Town on July 26.

The three-bedroomed home is modern and spacious, with an attractively designed interior and high ceilings, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The three bedrooms, all with laminated flooring, are located upstairs, as are two bathrooms, each with a bath and shower. One of the bathrooms is en-suite, says Jovanovski.

The bedrooms are luxurious and comfortable. The main bedroom, which leads out to a balcony, is large and has extra built-in cupboards. The second bedroom is big enough to accommodate a double bed, and leads out to the balcony. The third bedroom, smaller than the others, includes built-in furniture and storage space.

Downstairs there is a huge lounge which features a built-in wall unit with bookshelves, a dining room large enough to fit an eight-seater table, a modern kitchen with granite tops and a scullery, and a braai room with a built-in braai and French doors leading to a well-maintained garden. The house also has a playroom/storage room.

The property is situated in an estate with security guard access and the house is equipped with burglar bars and an alarm system. The automated double garage has direct access to the house.

“The home is stylish, modern and luxurious, and it is in a great location within walking distance of Curro School,” Jovanovski says. “This could be a dream home for a buyer who acts immediately.”

The auction will be by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on July 26. The reserve price is R1.7 million, but all offers will be reviewed. The seller is not registered for VAT and transfer duty will therefore be payable. The levies and rates and taxes are R1 192 and about R1 183 per month respectively.

No registration fee is required to bid with Rawson Auctions. However, the buyer will be required to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.

All offers are to be submitted on Rawson Auctions’ Offer to Purchase form, with its standard terms and conditions, a copy of which can be obtained by contacting the Rawson Auctions Western Cape office on info@rawsonauctions.com or 021 837 1700. Bids can be delivered to the Rawson Property Group’s head office at 222 Main Road, Rondebosch.
