Constantia Kloof is renowned for its scenic beauty and offers the homebuyer great value while being ideally situated close to ­essential amenities and service points on the West Rand

For a minimum of about R2 million, a freehold property in upmarket and established Constantia Kloof can be yours, and you can get to be a resident in one of Gauteng’s most scenic suburbs.

“Constantia Kloof remains one of the most preferred areas to purchase property on the West Rand. It is very well-known, thanks to the connotative aspect with Constantia in Cape Town. This has helped cultivate perceptions of the area being upmarket and exclusive,” say Ronell Oosthuizen and her son Ulrich of Remax 2000, who emphasise the scenic pull as instrumental in making the suburb unique.

With grand properties perched on ridges and providing residents with panoramic views over the surrounds, Constantia Kloof is popular for its spectacular views over Joburg and the Magaliesberg mountains. It also offers homebuyers better value for money when compared with properties on the other side of the N1 freeway or “inner ring”, says Ronell.

“Properties take between one and four months to sell, depending on how realistic the asking price is,” she says.

The market stock includes upmarket family-size homes with between three and six bedrooms, most of which have swimming pools and occupy an average stand size of 1 500m².

“You also find older properties, some newly renovated, in the secluded boomed area. Some are on flat ground, others are on ridges with views. Some homes on the busy streets have been converted into businesses. There is also a variety of sectional title homes with one or two bedrooms averaging 75m² in size and three bedrooms averaging 150m².”

Ulrich says freehold properties are priced between R1.5m and R6m, with at least 70% priced above R2m. Sectional titles cost between R700 000 and R3.5m, with 90% marked at below R1.5m.

The area is conveniently located close to major routes and centres on the West Rand, between Hendrik Potgieter Road (M47) and Ontdekkers Road, and is close to the N1.

“The area is close to modern shopping malls, excellent schools, nature spots, the Silverstar Casino and other lifestyle amenities,” says Ronell, who ticks off Clearwater Mall and Makro on Hendrik Potgieter Road on the shopping amenities list.

Other services in the locality include Flora Clinic, the headquarters of the South Africa National Blood Service, and a financial services hub containing all four major retail local banks, plus a host of guest houses and service stations, says Ronell.

Property developer Atterbury has earmarked a 100 000m² multi-purpose, multi-billion rand precinct for Roodepoort, anchored by a shopping centre and slated for opening in 2022.

Ronell advises prospective homebuyers to comparison buy and not over-capitalise. “Get all the information on the property you’re purchasing, namely time on the market, reason it’s being sold, when the previous owner bought it, a list of defects, servitudes, building plans and so on.”

She says Florida Hills and Floracliffe, although smaller, offer virtually the same value, LSM and property sizes as Constantia Kloof.
