Chatsworth property with diverse potential on offer

Site houses 10 mostly vacant buildings of various sizes and configurations

In2Assets will auction about 50000m² of mainly vacant land in Westcliff, Chatsworth, at the company’s next major multi-property sale at the Durban Country Club on July 25 at 11am.

The improvements on the fully-fenced and secure property at 325-337 Florence Nightingale Drive consist of 10 buildings of various sizes and configurations but they are mostly vacant.

Only two short-term leases yield nominal rental income. A church group leases a hall and a tenant occupies a house on the site.

Auctioneer Carl Kleinhans says the property is between Florence Nightingale Drive and Crimby Avenue.

Kleinhans says the area surrounding the land on offer is essentially a high density, middle-income residential node with small retail in the form of cafés and small businesses conducted from houses. On a larger scale, the Chatsworth Centre and Westcliff Commercial Centre are less than 1km from the property. Metrorail runs parallel to the M1 with Chatsglen station about 700m away.

Noteworthy improvements on site are:

* Old house previously used as crèche. It has two toilets and two showers, a shed and a four-vehicle carport. There is also a one-bedroom self-contained unit attached to this structure.

* Ablution block for the property.

* House converted for use as a canteen with storeroom, toilet and undercover wash area.

* Double-storey building comprising a hall on the ground level with nine small offices, a boardroom, two bedrooms, a kitchenette and ablutions upstairs.
