Chantelle: Young and laid back

Chantelle in Pretoria North has a youthful demographic, with most homes being free-standing. The area offers residents good access to through-routes, schools and shopping choices

Chantelle is increasingly becoming younger. A development boom in freehold and sectional title homes with suitably tailored development packages has seen the youth demographic settling here to rent or buy in unusually large numbers.

With as many as 36% of new homeowners between the ages of 18 and 35 between January and December last year, Chantelle is an ideal residential base for the economically active. This includes students and reflects the broader trend in the Akasia region of a growing youth population in one of Tshwane’s fastest growing areas.

“Many developments are coming up in Chantelle, with more companies investing in sectional units and freehold properties and offering prospective buyers various packages,” says Peter Mokwana, Seeff principal for Pretoria North (Jakaranda).

“Access to the suburb is easy and convenient for residents who work in the industrial area of Rosslyn, including the BMW and Nissan manufacturing plants.” 

When the Rosslyn industrial zone was founded in the 1970s, it became an incubator for a housing boom in Akasia as the area became the favoured abode for the many workers, technicians and artisans working in the industries, factories and warehouses for which Rosslyn is still known.

Along with Akasia, suburbs such as The Orchards, Hesteapark and Theresapark, Chantelle is one of the most strategically located suburbs in Pretoria North and Tshwane, says Mokwana.

He points out “the suburb is easily accessible from almost all directions”.

Access to the R80 and the N4 highways offers straightforward passage to Pretoria Central and Rustenburg, while nearby routes, including the R513, make reaching locations such as Brits and Hartbeespoort fairly easy. 

Apart from its ideal position, Chantelle is typified by a pleasantly laid back and, some would add, conservative lifestyle, in keeping with other suburbs in Akasia, where neighbours are known to look out for one another and local youth hang out at the parks.

“With an estimated adult population of just over 3 000, the suburb provides an atmosphere that is relaxed and attractive to a wide variety of prospective buyers,” says Mokwana.

Different racial groups are well-represented with average monthly household income between R35 000 and R45 000. 

That the folk here are used to their settled ways may find corroboration in Lightstone statistics, which show that as many as 52% of existing residents have owned their properties for 11 or more years.

As with most of Akasia and other neighbourhoods in Pretoria North, the property portfolio is dominated by freeholds, with far fewer sectional title units on offer. 

Mokwana says: “In fact, according to the latest figures, sectional title units constitute only 9.96% of properties in the area.

“WonderPark shopping mall is still tops as the main attraction for those who choose to live in Chantelle. In addition, the suburb is close to essential amenities such as Caltex Wonderpark, Winternest police station and Hoërskool Akasia.”

One also gets more in return should you sell. Mokwana says the property price range is between R650 000 and R1.3 million, which makes the median for the area one of the highest in Akasia.
