Celtisdal is well serviced by roads, shops and schools, and draws young professionals who like the vibe and the affordable prices offered by a range of property types.

If you are young and active and your family is like you, Celtisdal is worth inspecting. This is how most Celtisdal residents describe their area, and they are corroborated by property consultants. 

Furthermore, in a snap survey, the Pretoria News found the trend more or less holds when it comes to those most likely to live here.

Plus, property prices are generally affordable, which mostly suits the young and up-and-coming professional with a young family or a couple planning to start a family.

Kevin Kager of Seeff Centurion says favourable prices mean you can settle here and travel daily to work in Joburg, Sandton or further away with ease.

“Commuting is easy as the N14 to Krugersdorp goes past the suburb, and routes such as the R55 and R114 also make travelling easy. It’s also simple to get to Midrand and other places.”

Kager says there are excellent shopping facilities nearby, including Mall@Reds, Forest Hill City and the Mall @55, which is being built.

Proximity to good schools, including those in Raslouw and Wierda Park, is a drawcard, says Kager. The Curro school in Thatchfield, across the valley, is also a popular choice.

“A couple starting a new family and single people with an active lifestyle – these are who mostly prefer to stay here.
“Celtisdal is more affordable than places in Sandton and Joburg. There are a lot of developments attracting younger people, the kind of people who are happy to use the highway to travel.”

Kager says there is a mixture of property stock in the area, from plots, freeholds and sectional titles to businesses and commercial properties.

He says buying a piece of land to build on can reap good dividends in the long term. “It’s a good investment as you can rent it out for additional income and the value almost always increases.”

He says there is always a demand for property to rent, which is good for investors and homeowners.

Homeowners here often want to add on to existing properties. Steve van Wyk, Seeff’s MD in Centurion, says it is important to consider how this may affect your property value and sale potential.

He says when extending your property, the most important factor to keep in mind is not to overcapitalise in the area in which you live, and to understand price thresholds in the specific area.                         

Do proper research and speak to experienced estate agents who know the market well because you need to be perceptive about the type of extensions popular in your area.

Renovations to kitchens and bathrooms, for example, can generate a return on investment of between 60% and 80%. If, for example, you spend R10 000 on your bathroom renovation, this could add up to R18 000 to the value of your home, saysVan Wyk.

Should you not find what you are looking for in Celtisdal, try Midrand, says Kager, who has noted a similarity in prices, LSM and lifestyle between the two neighbourhoods.
