Waterkloof Park is one of the most prestigious suburbs in Pretoria, and demand for its mostly upmarket properties is consistent
Invest in Waterkloof Park sooner rather than later as the suburb is growing in wealth, spurred on by ongoing developments and infrastructure upgrades in its vicinity. This is the advice from Jeanne Cronje and Vivienne Doeg of Apple Property to prospective homeowners in this neat suburb of limited market stock situated to the east of Pretoria.
“Waterkloof Park has limited vacant land available, and this is highly sought by developers. This area is growing in wealth and will be a good choice to begin investing in,” the two agents say, noting Waterkloof Park has been performing quite well overall, despite the downturn in the economy.
Doeg says: “Waterkloof Park has much to offer. It is one of the most prestigious and beautiful suburbs in Pretoria. This popular area is beautifully manicured with neat streets and beautiful trees. The homes are mostly upmarket with gardens that are well looked after.”
Nearby Menlyn has undergone an explosive growth in commercial property development and activity in recent years, thanks to developments such as Menlyn Maine and the Time Square precinct.
In addition to expanded shopping services available to Waterkloof Park residents in Menlyn, the suburb is well located for access to golfing facilities (for instance, Pretoria Country Club is within a short distance), museums, theatres, heritage sites and places of recreation, says Cronje.
She says: “Waterkloof Park has remained popular and will stay this way in the future.” Cronje says the suburb has a remarkably wide price spectrum, as properties range from sectional title units to freehold properties. These include townhouses and apartments, ranging in size from 70m² to 93m², with the freestanding homes measuring from about 1 352m² to 4 136m².
“Most Waterkloof Park properties have exceptional views and modern finishes. A few pockets of vacant land are great for development or creating a dream home.” Doeg says there are high levels of demand for hilltop properties – a trend she singles out as defying current economic conditions.
“Waterkloof Park has some of the most beautiful hilltop properties available. These homes offer breathtaking views over Pretoria and the city’s surrounds.” Residents also have easy access to main routes such as the N1 for rapid travelling to Joburg, Sandton and Centurion as well as other centres, says Doeg, adding: “It is a safe, secure environment.”
Waterkloof Park is thus well-suited to young investors looking for peace and quiet as well as the prestige that comes with living here, says Cronje. “Middle-aged and mature adults are mostly the stable owners in this area because it is so safe. Residents include people from embassies who own properties or live here because of its stature.”
Price-wise, Waterkloof Park is slightly above Waterkloof Ridge and Waterkloof Heights, but below Waterkloof proper.
