PRETORIA: Our insider’s guide to Wonderboom

Wonderboom is well-located, with a direct route into Pretoria Central, and is an ideal suburb for families with schoolchildren

Wonderboom is ideally located and big on convenience, say Century 21 property agents Yvette Steenkamp and Andria de Waal. It is within a 15km radius of Pretoria Central, major arterial routes such as the N1, and various shopping areas.

“The shopping conveniences are abundant and Wonderboom National Airport is a big plus if you don’t feel like travelling all the way to Lanseria or OR Tambo International to fly to Cape Town or Durban,” says Steenkamp. Wonderboom Nature Reserve in the neighbourhood is another attraction.

De Waal emphasises that Wonderboom is well-positioned as it has a direct route into the city, to Pretoria North and the Zambezi off-ramp. “It really is one of the perfect places to live,” she says, adding that such convenience is ideal for families with school-going children.

There is occasional peak-hour traffic – something to be expected, given that Braam Pretorius Street, which cuts through the area, is one of the busiest routes in Tshwane. 

“Anyone will be a good fit here. There are Afrikaans and English medium primary schools. Hoërskool Montana is a double medium school close by. There’s also Hoërskool Overkruin, a sought-after school.”

Apart from lots of schools and shopping centres, the area is well serviced with numerous business zones, and there are excellent medical facilities. As far as real estate is concerned, Wonderboom has an extremely diversified portfolio, although it is not known as an area of exclusive estates, says Steenkamp. Houses are well built with the older units being refurbished when needed.

“There are mansions at the foot of the mountain as well as moderately priced sectional titles,” says Steenkamp. Wonderboom “is on the less expensive side”, given its median property valuation of R1.85 million. In the past 12 months, 30 properties sold in this relatively small suburb – a statistic which underscores its consistent popularity with homebuyers.

“Most were valued between R1.5m and R3m. Hillside properties remain popular,” says Steenkamp. Should one’s prospects improve, Montana Park, with a median valuation of around R1.95m and Montana Tuine at R2.75m, would be the nearest candidate suburbs to which one could relocate. “On the other hand, Magalieskruin, Sinoville and Annlin are more affordable at between R1.3m and R1.65m.”

De Waal warns against being seduced by man-made and natural beauty when property hunting: “Shop around a bit. Get pre-qualified so you don’t fall for a beautiful property you cannot afford.” Wonderboom was established in 1904. Almost all the original houses have since been upgraded or demolished. Wonderboom National Airport was established in 1936 and used as a training facility for World War II pilots.

Wonderboom is extremely convenient, with shops and routes linking to many centres, including Pretoria Central. It takes 15 to 20 minutes to get into town in free-flow traffic, but there can be peak-hour traffic challenges.
