Mondeor has become one of the most sought-after residential addresses in Joburg South over the past few years and this has a lot to do with people discovering just how convenient this seemingly modest suburb is.

Byron Job, an estate agent with Remax All Stars, cites various reasons for this rise in Mondeor’s popularity profile with city residents and homebuyers. “There are many primary and secondary schools in and around the area which attract a lot of newlyweds or first-time home buyers,” notes Job, who also attributes rising demand for accommodation to a low crime rate.

“This could be due to the community safety initiatives of residents and well-established patrol groups, including community patrol forums”, adds Job, who claims Mondeor can be rated as generally safe. The area is also close to shopping centres, including Southgate Shopping Centre, Mall of the South and The Glen, as well as lots of other convenience malls and smaller centres.

The south is known for its scenic views and has lots of recreational and nature spots for a pleasant family outing. Mondeor, like most of its southern sister suburbs, is also within a short distance of Joburg CBD and affords quick access to routes such as the N12 that connect the area to various centres including the West Rand, Soweto and the East Rand.

Affordability is another reason Mondeor is well liked. Job cites the numerous sectional title units in the area as the reason why Mondeor is more affordable than most other comparable areas. There’s greater demand for more sectional titles to be erected in Mondeor and Job reckons most residents prefer this home model for the sense of extra safety and security associated with it. Of the residents who initially move into flats and apartments, many gradually make their way into the free-standing homes.

“Most of these residents plan to eventually move into freehold homes within the area as their families’ needs increase,” says Job, who observes that a lot more younger buyers are purchasing property in Mondeor, a pattern he says has become a common trend for the area.

Residents also like the fact that Mondeor is perceived to have one of the fastest growth resale values, a sentiment occasioned by the high demand levels, according to Job. Sale periods largely depend on how realistically a property is priced, he says.

“There is no shortage of properties for sale in the suburb meaning buyers have a lot more options. That can also be considered as one of the factors accounting for slowing down sales activity and prolonging sale periods.” Property values here equal those for Alan Manor and are slightly above those for Ridgeway, another southern suburb perceived to be becoming more popular with buyers.
