Eloffsdal is near the capital city's CBD and medical and shopping facilities, making it an area with high demand for accommodation
Eloffsdal lies within the immediate area of influence of Pretoria Central and is thus a high demand area for residential accommodation. One would be fortunate to find a property to buy here, owing to the consistently high demand for homes in the area.
An address along or just off Paul Kruger Street not only gives easy access into town, it also means one is close to primary schools, shopping centres and health facilities including Life Les Marais Hospital and Steve Biko Academic Hospital in Gezina – a convenience which also makes Eloffsdal family-friendly.
“Eloffsdal is a quiet area. People like it for being close to town. I’ve got clients for the area at the moment, but not enough property stock,” says estate agent Chris Theron of Property Legends.
He mentions two clients who work at the nearby Life Les Marais Hospital, and notes the majority of residents either work in Pretoria Central or have interests there, especially as the suburb is within a 6km radius of the capital city CBD.
Eloffsdal is also conveniently situated midway to Pretoria North and in a location that makes it a gateway to the rest of the Moot.
“Eloffsdal, Capital Park and Mayville are popular with homebuyers in general,” Theron says.
The bus rapid transit system infrastructure for A Re Yeng has lent Eloffsdal an air of gentrification, along with the high rises and blocks of flats that have gone up on either side of Paul Kruger Street.
Theron executes sales and rentals for his clients, but says most of those who rent do so because they can’t afford to buy. He attributes this to the exorbitant sectional title levies many estate agents say are keeping potential buyers out of these types of properties.
“Sectional titles are not popular because of high levies. Most people would prefer to pay rates and taxes for their own land instead. Also, you can change your house if you like, but that’s not so with sectional titles,” says Theron, who adds that the relative affordability of sectional titles makes them more appealing to first-time homeowners and the younger buyer.
In Eloffsdal, these are priced from around R550 000 to R650 000.
Older people, however, are drawn to security complexes due to the security factor, says Theron, who places the freehold to sectional title split in the area at roughly 8:2.
As with most areas where demand for accommodation closer to main centres is high, Eloffsdal has seen a growth in the numbers of sectional title apartment buildings.
One of these resulted in the demolition of a local Italian club, but Theron says there are still pockets of vacant land for development.
Property values in Eloffsdal more or less equate to those in Roseville, but fall slightly short of those in Mayville, Parktown Estate, Capital Park and Gezina.
