With developments dwindling in the area, tranquillity can be guaranteed for residents and those thinking of living in Eldoraigne

Property developments have dwindled significantly in mostly upmarket Eldoraigne as first-time registrations for vacant land are at one of their lowest levels. This means tranquillity can be guaranteed for residents and others contemplating living here.

“This not only contributes to the tranquillity experienced in Eldoraigne, but also means less construction-related traffic,” says Alta Nel of Seeff Centurion. Eldoraigne accommodates both owners and tenants and has a neighbourhood spirit in which all are made to feel at home and where activities such as jogging, walking and birding are popular, says Nel.

Most importantly, Eldoraigne fulfils the expectations of property investors, thanks to the ongoing growth in property values. Eldoraigne has recorded an 8% growth in freehold and estate property values and a 1% growth in sectional title property values in the past year, says Nel.

She describes the property market in Eldoraigne as active and adds that homes priced correctly often go quickly. As of last week, there were about 244 properties listed on the market in Eldoraigne.

“Eldoraigne offers a wide variety of properties, from townhouses, vacant stands or well-established free-standing homes on large stands to ultra-modern homes with exquisite finishes in well-managed security estates,” says Nel.

The older homes present DIY enthusiasts with a convenient excuse to indulge their passion. The available homes generally consist of three to four bedrooms, some with two or three living areas and large gardens, notes Nel.

Older, well-established areas of Eldoraigne have houses considered large by modern standards and gardens of at least 1 000m².

“The median price for a neat, three-bedroom house is between R1.85 million and R2.2m although there are properties available from R900 000. The range goes all the way up to the grand homes marked from R5m to R7m.”

Nel says affordable homes within walking distance of schools are among the most in demand, with security estate living also in demand despite the high levies perceived to be putting buyers off such properties.

“The beautiful estates such as Eldo Glen, Eldo Manor, Eldo View, Eldo Park and Eldo Meadows remain sought-after,” she says. Those who prefer lower levies accompanied by a high quality of life have options in the boomed-off areas of Eldoraigne Extension 3 and Extension 18 as well as Uitsigpark.

There’s also a trend of families wanting to move out of security estates to free-standing homes as these generally offer larger stands and greater privacy, Nel says. Hoërskool Eldoraigne, Hoërskool Zwartkop, Sutherland High School, Bakenkop Laerskool, Wierdapark Laerskool, Springvale Primary and Laerskool Hennopspark make Eldoraigne a great place to raise children, says Nel. Centurion Mall and Mall@Reds are among essential amenities nearby.
