Three out-of-the-ordinary properties are set to attract bidders' attention

Highlands Lodge, a profitable guesthouse with a nett income of about R640000 a year, will be auctioned on site at 29 High Street, Aurora, Durbanville, at midday on December 6.

Gadd says the property’s current owners, who are retiring, say there is the potential to greatly increase the annual profit.

The guesthouse is in the renowned Durbanville Wine Valley, Aurora, a sought-after area with a country atmosphere, he says.

“The corner property measures just over 2000m², and could potentially be subdivided into two separate erven of 800m² and 1200m² each,” he says.

Zoned as General Residential for 10 guest suites, the property currently consists of eight en-suite units, each equipped with a kitchenette, tea and coffee facilities, fridge and microwave, TV, DStv, its own Telkom lines, and wireless internet accessibility. Each of the units has separate entry from the garden.

The property, which is in a safe and quiet location, also has a spa, conference facilities, a lapa, and a park-like garden, he says.

“Two paved parking areas offer secure on-site parking, with remote-control access for 16 to 18 cars. There is also a large garage with two single automated doors.”

The property is protected by a security system of eight CCTV cameras and is well lit at night. In case of electricity outages, battery back-up is provided for the central lights in all the guests’ bedrooms, and also for the wi-fi, decoders and TVs. The motorised gates have their own batteries.

“The nearby Durbanville business centre has a village feel, yet offers all amenities,” Gadd says.

“The tenant mix at the Aurora Shopping Centre, which is an easy five-minute walk away from the property on offer, includes a Spar, a pharmacy, a hairdresser, restaurants, a Planet Fitness Health Centre, a beauty salon and a dress boutique. There is an ATM on the premises.”

Viewing of the Aurora guest house is by appointment only.

A deposit of 5%, and auctioneer’s commission plus VAT, will be payable on the fall of the hammer.

Each potential bidder must produce Fica documents: a copy of their identity document and proof of address in the form of a utility bill not older than three months, upon registration before auction commences.
