Bumper sales of close to R100m reported

Many successes in just two months

In the past two months the ClareMart Auction Group has confirmed fixed and movable asset sales of close to R100million, according to Farrell Perling, head of sales.

“Many of these sellers realised the obvious advantages of selling their properties on auction – such as the speed and competitive process that auctions offer, often going from ‘mandate’ to ‘sold’ in one month – hence their decision to proceed to the auction floor for a quick cash result.”

While properties are sometimes sold prior to auction or post-auction, it is usually the bidder on the day who acquires the property, he says.

ClareMart’s recent sales successes include a Constantia property which sold for R14.1m, and a large, mixed-use building and arcade of shops on a 861m² erf, with direct access to Claremont Station and the Main Road.

“When we took opening bids on the latter, it was clear investors and developers had recognised the upside potential in this property. The sale was confirmed at R7.4m, which exceeded the pre-auction valuation.”

An Yzerfontein villa set on a 580m² erf – a property Perling describes as “encapsulating all the character of a beach house, coupled with the pristine finishes found on the pages of designer home catalogues” – sold for almost R7.2m.

A fully-tenanted block of flats in Brooklyn, comprising six two-bedroomed units measuring about 65m² each, sold for R4m, which many felt was considerably above market value, he says.

In Port Owen, a five-bedroomed home right on the water’s edge, with breathtaking views of the Port Owen Marina Water Canal and a private jetty, sold for R3.45m.

In an insolvency matter, ClareMart took to auction a 1936 Art Deco classic mansion in Muizenberg, with spectacular views over False Bay, and attracted a top bid of R3.27m.

“Again, the price was above the pre-auction expectations,” Perling says.
