Boksburg: Boksburg is booming

As properties closer to Joburg become less affordable for many, the value for money prospective home buyers will find in the East Rand city makes the longer commute to work worth it

Boksburg’s location relatively close to Joburg, and its largely affordable property prices, should appeal to the prospective homebuyer intent on staying within the confines of South Africa’s commercial capital.

With prices nearer Joburg having risen well beyond most peoples’ means, for many who would prefer to stay closer to the city, it might be prudent to turn one’s gaze on Boksburg, says Kingstons Real Estate director David Helena.

“Property has simply become unaffordable the closer you are to Joburg. Buyers recognise that a slight compromise of location isn’t a compromise at all,” says Helena, who is also branch manager for Kingstons’ Boksburg office.

Last year saw Boksburg experience the most property registrations in 10 years. “This spike has been an interesting trend we’ve found over the past 18 months in the East Rand area,” says Helena.

He concedes traffic congestion makes the commute into Joburg and Sandton CBDs a challenge, but says it pales in comparison with the value of basing oneself in Boksburg.

“That extra hour a day of commuting becomes less significant when the price tag of one’s largest financial investment, property, has become significantly more affordable,” says Helena, whose co-director is Michael Drennan.

Drennan says residents are spoilt for choice with schools: “Buyers have great private and public schools to choose from. These include St Dominic’s School for Girls, CBC Boksburg and Woodlands International College, which are all private institutions, and will be joined by a Nova Pioneer branch set to open next year.

“The public schools include Boksburg High, Hoërskool Dr EG Jansen, Hoërskool Oosterlig, Laerskool Concordia, Freeway Park Primary, Parkrand Primary and Parkdene Primary.”

Bosksburg is also a shopper’s delight, with the East Rand Mall located 7km from OR Tambo International Airport. Boksburg Stadium and ERPM Golf Club showcase the sporting complement.

Boksburg Stadium hosts soccer, cricket and basketball activities. Helena says an increase in the number of boomed-off areas has contributed to a sense of extra security adding to Boksburg’s appeal.

“Residents have enjoyed peace of mind living without having to move into cluster-style settings. Demand for such properties has increased and prices have risen steadily over the past five years,” he says.

Parklands Estate is one of Boksburg’s most established and prominent estates, says Helena. Once fully developed, it will contain more than 1 000 homes, covering sectional title, cluster-style living and stands.

The estate offers easy access to schools, major highways and local amenities. Sunward Park, Bartlett/Bardene, Parkdene, Beyerspark and Ravenswood are the most popular Boksburg suburbs. 

“Sunward Park is home to many boomed suburbs and estate-style living. Bartlett and Bardene are the newer more developed areas, bordering Benoni and within close reach of the N12,” says Helena. There have also been developments and low-cost housing solutions south of Boksburg, near Klippoortjie.
