Mountain View: Myriad options

You are bound to found a home to your liking in Mountain View, and you can either buy and renovate or buy newly renovated

To buy as is, then renovate, spruce up, or move in to a newly-renovated residence? Mountain View is one of few suburbs offering prospective homeowners so many options.

“Many sellers are renovating before putting homes on the market to be able to charge more. Others are selling properties in need of renovation at lower prices,” says Thapelo Kgoele of property company Century 21.

“If you are in the market, you can select which option suits your pocket and lifestyle,” he says.

 Kgoele says the property portfolio ranges from newly built apartment blocks with two- and three-bedroom units of good quality to older, bigger properties with up to five bedrooms, with all the trimmings.

“The diversity in the area is such that you will find a property here that you like, no matter your age, gender or family structure,” he says.

A substantial segment of his clientele consists of buyers “looking for the finer things in life”, including bigger, more luxurious homes, but at affordable prices.

Homes are priced from about R500 000 for a sectional-title unit to R5.7 million for a more upmarket freehold home, says Kgoele.

Location is a major factor for most who choose to live in Mountain View as it is conveniently close to Pretoria Central – an area with good schools and easy access to highways, shopping malls and hospitals.

 The rolling out of the bus rapid transit system in the area and surrounds has made Mountain View an even more attractive suburb, says Kgoele.

“When public transport becomes more prominent in an area, the quality of life is uplifted.

“We see with the recent bus strike what chaos can ensue when systems do not function at optimal levels. So many people depend on public transport.”

Reliance on public transport will most probably become more pronounced in the short term, with statistics from property data company Lightstone indicating as many as 30% of new buyers are young (18-35) and mobile.

Kgoele points says there are bargains to be had and buyers will most likely be rewarded with a suitable property at the right price.

He says Florauna, Suiderberg and Parktown Estate have similar profiles to Mountain View in terms of valuation, property sizes, LSM and lifestyle.

Mountain View is close to national routes for easy access to main centres including Pretoria Central.
